Here is the market update for Naples Florida for the month of September 2019 and this is a year-to-date review. This information comes from NABOR which is the Naples area Board of Realtors and they track home sales and listings of all homes in Collier County excluding Marco Island. Hi, my name is Laurie Rose and I’m a local realtor with John R Wood Properties in downtown Naples Florida. So let’s get right into what’s going on in the Naples real estate market for September 2019. Closed home sales in Collier County increased seven percent again in September, this is the third month in a row we’ve seen that type of increase it just goes to show that more and more people are living here full-time and we have more summer sales. As expected, our inventory levels dropped in September, it’s not a surprise because a lot of people take their houses off the market in the slower summer months and bring them back on the market in the fall to get a jump on the winter selling season with that said we did have more houses come on the market in September than we did in August. And, we have a six-month supply of homes for sale currently. Median home prices has stayed steady the last three months and in fact the median price for a home in Naples this September was exactly the same as it was in January of 2019 and that was 325,000 thousand dollars. The hottest segment of our market in Naples for September were homes priced between $300 and $500 thousand dollars they saw an increase of 6.8% in closed sales. A close second was the under $300,000 category and their increase was 4.5% closed. Home sales in the $1 million to $2 million dollar range decreased by 6.8% and then those homes over $2 million decreased by 4.9 %. Another factor with our hot home sales is location. So right now homes that are north and east of downtown Naples are selling in a faster rate than those by the beach and one of those reasons is because of price when you get closer to the beach you’re going to get into that million dollar mark or more and those are the slowest sales at this time. It’s still a great time to buy or sell a home in Naples if you’re looking to live in Naples full-time or part-time if you’re looking for a vacation home or you’re looking for a second home or a investment property the Naples real estate market is still holding strong and it’s a great place to invest your money. If you’re looking to sell your home in Naples it’s still a great time to do that as well. Homes are selling at about 95% of list price which means if you put your house on the market at the correct price you can expect to get almost that full listing price.
