coming up on property brothers oh that is not it but you can go in there yeah get in there go ahead I'll help them realize a fixer-upper could be their perfect home and I'll transform it into their dream home single-handedly tear down a brick wall welcome to your new home Tory and Darren are ready for change I mean they love the fast pace of Queens but they want to avoid the congestion and noise and have a simpler family life of course and when you have kids while your priorities change and you get to a point where you just have to learn to say goodbye I think that point became obvious when they're sharing this tiny apartment with two kids and a dog very cliche an Irish bar on st. Patrick's Day I was a really bad customer a very drunken customer and I was a much younger bartender with a lot more tolerance and this just nice chairman face kept coming back off the bar and back up to the bar and back up to the bar so for everybody out there it's a numbers game persistence is the key it separated ten years and two kids later that's Benjamin he's three and he's a ball of energy just doesn't stop and this very well-behaved young ladies Harris this is a playroom nicely officially Joe and I would like it more to be a living room it's such a small area we've got so many toys we've got two little kids yeah and then we have families there and this is their bedroom as well and it's hard for Darren because he isn't me I'm really uptight tidy to be honest with you so this really freaks me nice yeah don't get me wrong he's having great fun but if it was in a different room I'd be really happy it definitely is named for suburb lady I mean we both run bars which are very noisy but actually I find more quiet and peace there than I do here what a sandwich entertaining from this kitchen is really difficult I mean as you can see it's hard enough to make a few sandwiches to put to try and cook a dinner for four or five people forget about it this kitchen drives me insane it's defined anything to do anything it looks like a permanent mess you come pretending away here no and I mean so it's always ice everything's ice we don't even have the storage for four or five sets of dinner plates and bowls and glasses and stuff like that it's just hard you know our guests are basically living in our sitting room we've nowhere for them to sleep we've nowhere to provide for them to cook for them and there's just you'd see me get into the mood because there's stuff for everything and I just drives me insane when we've time we'd love taking our kids to the park it's their favorite thing to do but it's such a production together to the house though two kids in strollers Akutan bag snacks everything we need to move on what we really need is space at first and foremost for these two little ones yeah a bedroom for everybody including our guests for extended stay big open plan kitchen family room commutable to the city not too far away like 45 minutes tops we need to move it's not just a want it's a need right now we don't have an option to renew our lease so we need to get out our budget is $800,000 tops although we'd really like to not spend that much because we need to furnish it as well we don't wanna do a renovation they take too long we have too much gonna work the kids it's not happening we just do not have any more time for another project city living is expensive but the suburbs aren't much better I have a feeling we're gonna see some sad faces when reality kicks in this is it on the end over here I love the fact that it's got so much space over 3,700 square feet that's great awesome yeah absolutely love it yeah this looks fantastic it's a great house except the obvious right there you have an office space on this side is a dining area on this side great for entertaining gorgeous yes I'd like to get my suitcases if I can move in straight away to be honest yeah this is this is all me yeah it's elegant and it's really classy and it's beautiful come on down here this is your main living space in kitchen wow I love the kitchen it's big it's open it's modern and it's fabulous I love the farm a sink or the Belfast thing cuz we call it yeah the Belfast thank you this is actually a commercial appliance here it's a six-burner gas range yeah it's beautiful you also have the open concept you were asking for mm-hmm I love the fact that it looks completely different to where we'd have no there's nothing laying around it shouldn't be laying around there's no kids toys around there's no clutter do you think you can actually keep a house this clean now with with two kids and my wife and a dog it's never gonna happen but we're somewhere like this it'll get close I think you'll like the upstairs just as much there's a master suite with a walk-in for you Darrin plus bedrooms for the kids and wait until you see the basement I secured space this is huge this is perfect you actually have a bedroom over here a bedroom at the back there's a spare bathroom down here the basements unbelievable definitely my favorite room in the house it's the space it's having I mean my family come over space for them space to socialize everything about it just great so you sure you don't wanna just go grab your bags and move in right now yeah we really do need to know price first yes your max budget is what they don't attend exactly well this house that has everything that you want move-in ready is listed for 1.1 million okay every hundred grand of your budget okay so how good idea go she a shion's yeah not that good really disappointed this was kind of the wind out of my sails type of effect do you see what I'm trying to do here though aside from takea yeah I'm trying to show you exactly now I'm trying to show you that what you're asking for move-in-ready is not realistic and keep in mind you this is an attached home if this house was detached it would be even more but we can look for a home that has all of this but in a fixer-upper Jonathan can give you the beautiful finishes anything that you look around in this home I can put into a new home it's just such a massive project and it's it's daunting yeah we know about renovation and timelines never go to what's expected yeah we don't have that option I actually have a really good feeling about these two well timing will be our biggest challenge before they get the boot from their current apartment I need to find them the right place fast yes and I have to finish the renovation on time listen we have the luck of the Irish on our side this is the house here it was built in the 30s but it has 20 350 square feet it's beautiful it's gorgeous do you think uh-huh okay you look shocked if you can see your face right now it is price your leg it's a bit dated to be cold very cold they put these in in about the 70s maybe the 80s now they feel dirty they feel dated I don't like it the house is over 80 years old okay and it's a little rough they upgraded their like these are a lot of things that can change okay Lila the size of this room this is nice this is really nice it needs some work definitely you know what I mean it was upgraded yeah floors are fantastic sash windows are great love the perk cases at the end well looks to me like we're off to a good start this house is checking off most of Darrin's wishlist boxes it's a detached colonial with 2,300 square feet three bedrooms three bathrooms and it's a quick walk to the train station I do have a feeling that the age of this house could ultimately concern Tori but hopefully there's on my side to persuade her otherwise this is your dining room and it's actually a huge space you gotta love that yeah it's it's cool it's very traditional I gave you I don't like it you don't like this like it's very dark and there's just there's too many walls it feels cramped it feels very boxed off and separate and claustrophobic and there's no flow from room to room I think if we open this up had a lot more flow this could be a really comfortable family room and with you and that one definitely I'm finding it quite hard to visualize what that would be like it would be awesome well let's have a look at the kitchen and then maybe Jonathan can help paint that picture come on through here yeah this is awful this is awful it's awfully awesome I don't like anything yeah I don't even like the beams to be honest with you and I think they're false as well don't they well you can see there's a gap on the edge so this is not real but underneath there might actually be a real point they were just hoping it would be nice if it was original character but this kind of just nothing more yeah this has taken up so much space yeah and everything looks filthy removing this wall is the first step in making this an all-in-one space a little perfectly meet your family's needs the kitchen will be open to the family room so you can keep an eye on the kids while you're preparing meals I'll build benches so the room will be cozy but still provide lots of seating and of course the kitchen will have lots of storage to keep Darrin seen yeah I'm sorry fantastic I love the natural light coming in yeah I like that it's so close to the garden I mean could this be possibly opened up we could put a door out there that would lead into the yard give you a lot more access yeah that's exactly what we're looking for yeah sounds brilliant I might even start cooking oh hey can you do Yorkshire pudding corned beef and cabbage this house has three bathrooms there is one on the main floor here yeah that's terrible it seems irrelevant to have a full bath in a downstairs bathroom where there's no bedrooms and it's just a waste of space well upstairs here we have three bedrooms we also have storage aside from this level where all the bedrooms are there's a little bonus for you guys okay that is not it but you can go in there it's that door over there one of these doors has the attic this is why Jonathan isn't a real estate agent oh yeah loving the green carpet you know it's a little awkward getting up here but once you're up here it's great yeah I love it absolutely love us could you make this that possibly like four to six people could sleep here is that a set an option well we I mean there's there's definitely options you'll notice on the side here for example they've got the dresser built into the walls because you actually have a lot more space behind these walls over here this is what they have look at how far back it goes we're working with a good amount of square footage here so honestly this attic space would be the perfect room for all the guests you want to entertain don't worry I'd get rid of the green carpet and change it up for something more contemporary with built-in beds a wood cladded ceiling and lots of space it'll have a classic cottage guest room style know what I'm saying lowest low the ideas yeah I can see my family coming over here not wanting to leave I'm glad to see something positive I thought you were afraid of the house because it wasn't new and modern actually that the house is starting to feel like we could really do something with it I mean there's a lot of work in it and that kind of overwhelms me a little bit cuz it is very dated I'm dirty and stuff like that let's let's get back down the main level and we'll go over the listing price okay so much house is perfect for you guys three bedrooms three bathrooms you have an area that could be perfect for guests coming to stay especially if Jonathan has multiple beds in that area it'll be beautiful it'll be a new version of the Emerald attic yeah it's it's superb that actually hits a lot of what we're looking for it does price always comes down to the price your max budget it's Elfi $800,000 yeah well the list price on this house five hundred and eighty nine thousand Wow yeah that's that's that's pretty good but it needs a lot of work it does need a lot of work but I would make my target price 585 thousand okay and how much for your renovations I think the renovations gonna cost two hundred thousand dollars and it'll take seven weeks to have it move-in ready if I can get this house for five hundred eighty five thousand and it's two hundred thousand for the Renault that still brings you in fifteen grand below your max budget of 808 start it I really like it we'd love the straight love the neighborhood but I like to see more places think about it and make a good decision after that but we do have living over our heads we have to be out of our continent yes our lease is up very soon so we need to make a decision quickly right quickly this house has three bedrooms full basement I don't know it's nice and it's old there you go it's kind of cute it's really nice but I think they need some more space this is the house here the big yellow house is called I'm not really feeling that these stairs just kind of they don't do it for me at the front you know what the exercise mmm-hmm nothing's over are you feeling holding up it's a little tiring but do we get the right place sometimes here it is this house has three bedrooms up you have the garage and this is the most sought-after area in town yeah it's absolutely massive yeah huge be prepared inside is interesting it's very different to what I was expected what was very not this it's bizarre I mean it doesn't make any sense yeah it's um I'm lost Ward's to be honest with you right now I don't know it's just awkward isn't it it is awkward but it's it's nice it's a big space there's good light coming in I have to agree with Tory and Darren the bazaar layout of this house doesn't make the best first impression but it does make it more fun this is a detached home with over 3,000 square feet 3 bedrooms 3 bathrooms this is a very sought-after area close to the city and even though this house is newer than a lot of the homes in the neighborhood it was built in the 80s it still needs a dramatic makeover behind this wall is about another six seven feet that's not being utilized over here there's just this random empty room because they've got the stairs in the wrong place okay so I will warn you now yeah this would be a total gut job and not just aesthetically we would actually be reconfiguring all of the rooms too but there's a lot of potential okay okay well show us thank god she's not other it looks so you know and this is quirky and not just quite there look at these stairs it feels semi sturdy maybe one of us at a time should go on these stairs all right welcome to the park a room if you look all the way through to the back there what do you see kitchen a kitchen on the upper level yeah it's falling apart oh hi this right in there yeah you think it's small it is tiny for a kitchen but it would be a good size for a lounge area like a den think of this as the family slash guest level everything that you'll need for your guests will be here I'd put a bedroom in behind us and add a Murphy bed to accommodate even more visitors I turn the space into a relaxing lounge area with a sectional and lots of storage think of it as your own personal bed and breakfast we wouldn't be keeping that access to the living room that would you would not have the spiral stairs anymore you don't need it you do have three bedrooms upstairs as well so altogether you'd have the four bedrooms you said you need it okay so where's the kitchen go your kitchen would go up downstairs because their heck of a lot more room especially once I move that wall back right this place does not scream Darren and Tori bought with Jonathan's ideas for his rent oh I mean it ends really really cool and so if this place was reconfigured I'm sure it has tons of potential and could be really functional for a family home so what I see for this area is that we would put an new kitchen in at the very back they're bringing the kitchen down here we'll give you that all in one family space that you're looking for I'll put in a feature island for those big Irish gatherings making it a great open-concept family room and kitchen this is definitely a grown-up living space exactly what you said you needed not a toy in sight in the dining room you'll have a custom banquette with plenty of seating for everyone okay that takes all the boxes for me yeah but it just sounds like a lot of work yeah well we haven't told you how much money they're asking for this place and it is a lot of work this this house is basically a gut job but it's the location you know it's a great area great schools you're actually closer to downtown than a lot of the other houses I've shown you okay for commuting that's good really good yeah going here the numbers go for it all right your max budget is $800,000 this house is listed for $549,000 Wow that's that's really cheap for this neighborhood that is I would actually say market values about 555 so we would have to actually put in an offer just over what they're listed for but the potentials there and that gives him room and Rhyno so what you talking about for that renovations are steep it'll cost you two hundred and twenty five thousand dollars for the renovation and I can do it in seven weeks it's $20,000 below your max budget that brings you in at 780 grand Wow maybe a new car it'll have that new home smell both houses have a lot of pluses and both houses have a lot of minuses as well for us so we've got to sit down and have a big conversation but what's best for our family and and what's on our wish list and kind of see what we come up with and then when that's all done we'll flip a coin Hey oh yeah I am doing great are you doing good yeah too good properties I'm sure you had a long night thinking it through we did right baby and who's winning the battle right now that's gonna 50/50 both these houses the Emerald attic house and the big blue beauty they're both great homes they have the potential they're right now they don't look that great sure but when Jonathan's finished either one will work for you yeah the Emerald attic house is listed at $589,000 I would say market value my target price would be 585 I know it needs a lot of work but they've actually taken that into consideration and that good price for the home okay that has three bedrooms three bathrooms that also has the huge loft space for your guests the Big Blue Beauty this house is listed at $549,000 I actually think that market value and our target should be five fifty five a little over this price it's really priced to sell it's gonna go fast okay it's a little closer to downtown for you guys but it gives you all the space you need yeah well I mean there's definite pros and definite constable spaces the Emerald attic the roof needs a lot of work yeah Jonathan's taking that into consideration if there's also the the savings on the big blue beauty though that's that's something into consideration as well extra five grand southeast-asian time it is decision time want more property brothers more but they have priced this house to sell do you think that they would take an offer of five fifty from us 550 yeah no I had to be honest with you no no 585 is a good price for this house even knowing that the roof has to be repaired even knowing that it has all the work inside to do yeah we hear you and we'd still like to go in 550 you know just you know put it out there see what happens we might get lucky I'm telling you now I honestly think that that's a lowball that would just offend the seller right so okay we're dessert to take the risk though yeah okay you are yes yeah okay I will get that dealing okay thank you the sellers rejected Tori and Darrin's offer $550,000 I'm actually not surprised and the sellers not going to counter back it's a really stressful time at the moment was such a hard decision to make to choose the Emerald Atticus and then we went to put in the offer and there they've come back and said no to us maybe we were a little bit cheeky you know what I mean it has come back to bite us in the in the rear end to be honest with you we thought the going into 550 was a good option taking into account that it repairs that that roof needs but no they just shot a stand straight away the seller actually said they want to fix the roof before they look at any offers and we're really running out of time quickly because our lease is oh really don't know we're gonna do neck that we have no options now because the other house has gone as well this is exciting the seller is accepting offers again now that the roof is repaired it's a buy time these last two weeks have been really nerve-racking we're excited we're nervous unfortunately another offer is coming in the house so if Tory and Darren want this place we need to up our offer we don't want to risk losing this house okay and our lease is up soon and we really don't have a plan B I think if we come up a little bit to five hundred and eighty seven thousand five hundred just above my original target price we could get this house if Drew thinks the five eighty seven five will get us this house it's at the top of our budget but I trust Drew so let's see if he can deliver so it's been a bit of a back-and-forth thing yeah it's been really stressful are you sure you still want this house yes maybe we we demand that we have this nice well you guys know there was another offer we came back with a really strong offer five hundred eighty seven thousand five hundred the verdict you got that when purchasing a home there's always a lot at stake emotions run high negotiations can be drawn-out not always going as planned but in this case with Tory and Darren the stress was worth the wait in the end they got their new home for under list price at five hundred eighty seven thousand five hundred dollars Jonathan's renovation budget remains the same however due to the roof repair delays the pressure is on for Jonathan to complete this renovation in just six short weeks because that's when they're out of their condo all I can say Jonathan is good luck with all that same renovation way less time typical drew I'm gonna need way more than luck this is a huge renovation including a brand new open-concept kitchen and living room plus an attic guest room and we're already facing a major setback I've come across an issue that I have never dealt with before I've never had a problem like this and it is gonna affect the entire project and it's something that Tory and Darren are gonna have to give me an answer on it turns out that this jurisdiction has a really weird rule I have never come across this in any of the houses I've been working in but if we want to convert this third storey to a living space a bedroom yeah we have to put in sprinklers by code so we would have to run sprinklers from here all the way down to the front door I've never had to do that in a home so I called to find out what the pricing would be for it $15,000 wow that's a lot of money you telling me it's not something we kind of put everything in this already so we didn't authorize it for that that's why we have a big decision to make $15,000 that is not chump change that is not something that they just have lying around so I legitimately do not know whether we're gonna be able to do that attic this is why we wanted a 4-bedroom house to have that fourth bedroom for guests if we can't have that then it's 15k though I know but this was the reason for that we bought the house we have to find 15k that's what we have to do we don't have 15k right now so we gotta come back to Jonathan's gonna give it to us yes I hope so because that's doing as the us our only plan at the minute to be honest with you so yeah we're gonna have to come up with a better plan than that in the meantime we can take out our frustrations smashing the place up not looking forward to doing the demo myself I'd rather be watching Jonathan do this single-handedly tears down a brick wall feel good one thing I will point out look how deep the bed is underneath these tiles here pulling up this tile is gonna be a massive job it's basically about an inch and a half of solid concrete that'll have to be broken up to make way for the new flooring this wall just plaster it is solid and it's got that metal mesh behind it which means it is gonna take forever to rip this thing down is exhausting felt like we bashing at it forever but it was a lot of fun and I kind of forgot that were was I was just kept on badger whoo I'm so glad they don't make walls like this anymore what a pain in the butt it's enjoyable with so much challenging demo to do it's time for me to get my guys in here and see if they can make more of a dent and things I don't know why I ever agreed to do this renovation and only six weeks it's a crazy undertaking and even a one day setback in the demo is going to hurt the whole schedule this house was really built to withstand anything except the kitchen beams looks like they were hanging on by a thread today is an extremely important day because it's do or die with that attic I need to know what we're doing are we going ahead with the sprinkler system are they gonna utilize it as a guest room or are we just gonna leave it as is you guys have news for me I hope we do we thought about it we talked about it and we're gonna go ahead 15 grand is a lot of money and you know that's our contingency gone there is no buffer there anymore and you're still having to shell out a little extra yeah it's a huge concern for us I mean we're over the budgets and we only had so much money to start with we're calling in favors everywhere whatever we have to do to do this having this fourth bedroom is is a way of life for us you know so we had to find the money yes it was expensive but it was a necessity [Applause] the good news is the subfloor is in really great shape we'll probably have to screw it down in some areas to eliminate as many squeaks as we can but otherwise this won't cost a lot of money up here other than the expensive sprinkler system that we're putting in okay that's great no more hidden problems Never Say Never I know Darren and Tory are worried about the budget and I'm even more worried about the timeline we're adding the sprinkler and that's important but the more things that are added to our scope of work the more likely it is that our tight six-week timeline is going to balloon into seven weeks or maybe even more I know their lease is up and there's no wiggle room and I've uncovered some issues that are going to cost us even more time and money [Applause] it's huge look at all the light that's coming in from your brand-new door it even makes the garden zoom bigger because you're like it's cuz you're in a good mood now I know everything no I don't know whether I want to rain on your parade or just keep things smiles and giggles oh this is the non fun part we've got a couple of pipes here hidden inside the wall and this is exactly where our vent hood goes outside this is where it exhausts to the outside so we need to relocate these this is supplying the steam for upstairs this is basically your rad but it's gonna be $1400 to relocate it no other way of doing it I mean we were pretty limited as to where I could put the appliances in this kitchen okay and this is really the only place for the range right that's not the scariest problem okay if you look over here when we finished the demolition in the bathroom apparently there was a leak oh dear and you can see if I give it a kick it's gonna break right through it's unfortunately something that we have to replace all the way back now so you see where it crosses over there sure yeah it's gonna be like five hundred two thousand bucks No it's the cost that's concerning me and $1,400 over there five hundred to a thousand bucks over here starting to add up it is starting to add up but if you look up your beams are gone so that means a new saving or where did they go literally fell that you can see there's no nail holes no screw holes nothing they were just pinned on either side and so when we're doing the demo they just fell down Wow so what do you think of the look right now how it's nice and smooth all the way into the living room like if we just patched that off there it would literally be seamless you wouldn't even notice that there's a difference we already have budgeted to do this feature in the ceiling here with the beams so if you really want it it's not costing us any more money I'm just trying to find a way for us to save money or what I'm thinking at a minute with the budget being stretched as much as it is if we offset the cost of the work because of the vent because of the floor if we skim right through that kind of keeps is where we were before I want the beams here okay well here I thought I had this brilliant cost-saving idea where we just eliminate the beams and all that extra work and that got nixed does that still keep us on our original timeline cuz we have to be out of our apartment I know I already have a week less than what I originally said I needed you can look around like this is a lot to accomplish in six weeks we may end up camping out in the backyard and waiting on it so I'm trying to do this in a timeline that's already half of what I would normally do so we are we're at that area where you just can't throw anything else at me no more changes nothing that could throw things off we're gonna get there but it's gonna be a little bit of a hair-raising experience I'm trying to remain calm especially when I'm around Tory and Darren but there's so much work with so little time we're replacing the joists to make sure that everything is structurally sound and I'm also moving the radiator pipe and the plumbing to make sure there's room for the new stove and vent hood plus we still have everything originally on our list updating electrical prepping the kitchen for cabinets and appliances and putting in all new flooring throughout finally we're getting to the attic space it's gonna make a great guest bedroom I'm so close to getting back on track with our insanely tight timeline and I think I have a plan B that'll get our budget back on track too well it may not be the Blarney but at this point I'm kissing anything cuz we can't have any more bad luck ooh hey who's ready changing Benjamin have you ever used one of these before you have watch what happens when you push that button right there hey give that a push right there oh that makes you a professional builder now just like me we have just been working like Mad Men here trying to get everything caught up we're ready for cabinets action that's gonna be one of the next things we do actually something that would be kind of cool I could do a tack board over here for things like schedules and family photos and then down below we could do a chalkboard for leaving notes for each other yeah I get me even notes and all this beautiful new storage please use a little chat about the beams not trying to persuade you anything but you can kind of see now how nice and seamless this would be if we just finished patching all this here how nice and smooth that would beat the sexy new recessed lights you sure you want to put the beams in there still throw it out there you want to save three grand it's a lot of custom woodwork yeah I would like them I mean we said from the start that we'd want one I think they're gonna be beautiful so I would like them beams three grounds yeah can't wait okay I have one more idea for how to save money this is actually the wood that we are gonna clad all the way up it's an expensive feature because it's a pretty large surface area so the the wood cladding I mean material and install and it's like four grand what could you do instead to make it look cool it would basically just be a regular finished white ceiling if you wanted to do some wood cladding down the road you could always do in the future sure this is probably the last place I can think of that we can save a substantial amount do we have time to think about it no I'd actually like to know right yeah you know it would look great and it would give it a lot of character but it has already tons of character so I think then with the finished product with the paint that'd be fine for now if Jonathan said we can do it down the road so you know that would be a thought for us but right now we're not gonna do a show all right we're back on budget more or less but I have no idea how to fix the broken schedule in the meantime I need to focus on making sure we get all the finishes right cabinets are going in and they're looking great just because we're on a tight time line doesn't mean the design should suffer think of it like an art gallery and we're looking for art to put on your walls I hate wallpaper love it I grew up with it do you like this but definitely more seventies so Stephanie know you don't like too much now is this I got that this is my childhood right here every single wall in the house so no if you're saying that something like this gives you nightmares what is it you want to see something strong something just you know good lines if it was up to me I pick a paint wallpaper which would just be a color and that would be it thinking of something like something like that it's a larger repeat that's really nice yeah it's not bad oh my goodness did you guys yeah just a little bit no I know that means I hate it I'm making a good relationship decision but we still haven't managed to get the schedule back on track we're running about a week behind my original six-week Renault timeline taught me red-handed with your vent hood yeah looks great it's fob yeah baby very cool coming together a lot got your beams going in you should be like jumping because you got your eye they're beautiful they're really nice we love the progress but we just need to speak to you about a time line okay you are not taking any more time away you already took a week away because the closing and all that issue we're we're we're now at the end of our lease we're being literally kicked out well I'm barely gonna finish as it is right now so I'm hoping you guys have something else I mean we don't have enough what we need to move we need to move now they can't move in right now because it's too dusty it's too dangerous for the kids to be here we're an active construction site and we're scrambling to get done well we think we're gonna have to hit a hotel because you've got two kids none of her friends in the city have space to take on four people so we need you to just really push this and get it going okay so we're putting the pressure on Jonathan this now stresses me out because I have to push harder and try and finish faster but my guys are already working flat out originally I estimated seven weeks to do this renovations then we lost time buying the house so I said no problem drew I've got your back I will do the renovation in six weeks but I wasn't counting on the sprinkler system in the structural issues it's getting really stressful it's a minute our lease is up our landlords kicking his owns we've nowhere to live the renovations not finished yet so we're really in a sort of no-man's-land Jonathan needs to finish this project sir we're up against it we're against the wall we have no other choices has to happen we're gonna have a major problem unless this project is finished doesn't feel like an attic anymore does it no it does smell like feet get your feet hey hey they wanted a space where they could have family over and now they can have tons of family over I think this has the great bed-and-breakfast charm that we love and their family's gonna be able to stay here as long as they want well I know you could use all the beauty sleep you can get but they're gonna be here any second let's go five more minutes you wanted a place that you can entertain and a place that you could bring family over and they become full what do you think that's cool everything is donning honestly I'm just actually lost or is it a minute how's it feel to know that you can now host what's most important to you all of your family it's been a long road it's sometimes you didn't think it's ever gonna happen and then you walk in here and you just actually just set back you're blown away family photos there this makes you want to come home like it really does it's beautiful I didn't think that this room was big enough to accommodate a large dining area a large sitting area but this is what's so beautiful that the hardwood floors all the way through into the kitchens exactly what you wanted gives this big open clean gorgeous presence it felt really dark and closed in here to begin with but taking out the wall of the kitchen makes a huge difference and the built-in breakfast nook is an economical use of space which gives you more of an open floor plan give this beautiful custom-built enough you can see people around this table you may think that you could seat one two three four five six seven eight nine ten eleven people here but in reality it's only for three people to there and one delay all the way across the whole thing this living space for us as a family for to function in it it's gonna be a lot less stressful on my darling husband here I feel yeah I think it feels like I'm on the coast somewhere in ab hoc hopefully my beautiful wife will keep everything away and the beautiful storage we have and I'll be relaxed is really sort of yeah this is great yeah yeah I've never has something that's not super it's unreal we knew it would be nice but this is breathtaking this is nothing look behind you separate rains okay sleek it isn't yes is beautiful it's like something out of a magazine oh yeah I almost expect yeah this really was a house this is ready than this worth it definitely this is where this look at this Belfast sink as we call it yes phenomenal it is a lot of work to try and pull together you know not just a brand new kitchen but a brand new house but the end of the day all of the important things you said you wanted are here gutting the kitchen with you to who has a lot of fun and designing a space that would suit you and your growing family's needs I think I managed to get every feature in that you wanted especially a lot of storage for you Darren having that Chuck Ford will help too and Benjamin will be all over it he's the best days entire he's just like mommy mommy mommy mommy there's gonna be come over here mommy mommy mommy these guys are good just a little detail is the person are they brought of ours into here as well just brilliant quite overwhelmed so happy like my heart is bursting inside for this place you know I just keep thinking wow this is ours can't wait to move in can't wait for my kids to be here my family and so yeah everything is just it's gorgeous the only thing that's really been preventing me from sleeping is what your reaction to the wallpaper in this bathroom is gonna be it's cool we get the dearest stamp of approval yes it was way even a bit but yeah it's it's fantastic and it has a little hidden feature for the kids oh yeah that's great bet Ben's gonna love that you know currently we actually have all his little chatters base too it's like a building site in your bathroom and you're walking in this is as easy as think of the flexing you can do in this Wow does it feel the same you know it's so different I am speechless it's incredible the challenge we had of course was the fact that we had to put in a sprinkler system that ate up most of our budget yeah it didn't cost a lot to do everything else that we did here mm-hmm but it's the perfect solution oh absolutely we're gonna be inundated with guys who want to come over today was dead they're not gonna want to leave the emerald green carpet was pretty off-putting but even so you saw the potential for this space as a guest room when your family visits with built-in beds and a pitch ceiling it has a great cottage style and I think you're right you're gonna have a hard time getting rid of your guests you have so much space you have the function to with all the storage for your guests we've got the built-in drawers here we've got a closet that we framed it that's cool oh cool oh it's really cool nice more storage it can't have enough storage you can't you definitely can we get the family over here they're gonna think we don't wanna come back every year under space for everybody to do that and be comfortable Darren how does it feel to see your wife so happy Tory and Darren are over the moon their new house is ready and it couldn't be happier with a compressed schedule right from the beginning the race was on to get the house finished before Tori and Darrin's lease was up Jonathan gave it his all but touring Darren's still ended up spending the last few days the Renault in a hotel happily they can finally check out of the hotel and into their new home where they can play innkeeper to friends and family for years to come I am pretty sure those were tears of joy I am blown away that I got Darren to cry that means I did something right just don't tell the guys down at the pub that he was crying it takes a real man to show
